Schedule of Charges

Residents are responsible for the charges outlined below. This list is not all inclusive of possible charges arising out of unusual wear and tear, negligence of the rental property, conduct or liability of the Residents.

Application/Screening $50 per applicant screening – results are good for 30 days
Key replacement or re-keying of locks $150 per replacement of keys or lock
Late rent payment (see section 1 of this Rental Agreement) $100 per month that rent is received late
Light bulb violation (see section 26 of this Rental Agreement) (anything over 60 watts prohibited) $50 per bulb
Lock out service (no guarantee of service – provided at the discretion of management) $75 per incident
NSF (non-sufficient funds) $35 per dishonored check or money order or cashiers check
Pet registration violation (see section 2.e of Pet Addendum to Rental Agreement) $50 per animal
Pet reproduction of offspring violation (see section 2.g of Pet Addendum to Rental Agreement) $100 per set of offspring (litter)
Pet sterilization violation (see section 2.h of Pet Addendum to Rental Agreement) $50 per animal
Removal of trash (per sections 11 and 28 of this Rental Agreement) $200 + dump fee cost per trailer load
Smoke alarm or smoke detector violation (see section 26 of this Rental Agreement and any related addenda) $250 per incident
Window replacement – Thermopane or other insulated window (see section 14 of this Rental Agreement) minimum $100 per window replaced
Window replacement – standard window (see section 14 of this Rental Agreement) minimum $50 per window replaced
Abandonment of personal property including storage of said goods in accordance with the law (see section 28 of this Rental Agreement) equal to actual or estimated cost of storage and disposal of goods per item of abandoned personal property
Abandoned couch removal $200 + dump fee per couch
Carpet cleaning at move-out 100% of cost tenancy of 12 months or less
75% of cost tenancy of 13-24 months
50% of cost tenancy of 25-36 months
25% of cost tenancy of 37-48 months
0% of cost tenancy of 49 months or greater
General cleaning at move-out $35 per hour
Interior painting of unit including walls, trim, cabinetry, and any previously painted floors 100% of cost tenancy of 12 months or less
75% of cost tenancy of 13-24 months
50% of cost tenancy of 25-36 months
25% of cost tenancy of 37-48 months
0% of cost tenancy of 49 months or greater
Interior painting of unit including walls, trim, cabinetry, and any previously painted floors if Resident has painted (see section 13 of this Rental Agreement) 100% of cost at move-out regardless of length of tenancy
Damage to unit as a result of smoking, including but not limited to wall finishes and flooring 100% of cost to clean, repair and/or replace in order to return the unit to a non-smoking condition at move-out regardless of length of tenancy
